Nicaragua
Nicaragua is fast becoming the hottest alternative to its neighbour Costa Rica, and its easy to see why. Nicaragua has everything you cold wish for in a tropical paradise - a country of outstanding natural beauty with dazzling coastlines and a dramatic landscape of lakes and mountains, cloud forests and fresh water lagoons.
Nicaragua is Central America's largest country at 130,000 km². It is bordered by Honduras and the Gulf of Fonseca in the north, Costa Rica in the south, the Caribbean Sea in the east and the Pacific Ocean in the west. The two coastlines offer the best of both worlds, as life along the Caribbean coast is very traditional and has yet to succumb to the modern ways of life, while the Pacific coastline is home to many tourist resorts and spectacular beaches. The country has a great mixture of Spanish, Native American and other European cultures, and many of the cities retain a strong Spanish influence with many attractive Spanish colonial buildings to be seen. Nicaraguans are known for their friendly, relaxed and welcoming nature.
Its easy to see why Nicaragua is becoming so popular. With Volcanoes to climb, waves to surf, tropical rainforest to trek and colourful, lively nightlife and colonial cities to explore, Nicaragua has no shortage of attractions. Yet the country remains undiscovered by the tourist hordes, meaning travel in Nicaragua is cheap. Nicaragua has long been a favourite destination for surfers, and the beaches of San Juan del Sur are a top tourist destination. Like Costa Rica, where surfers opened up the country to international tourism, surfing in Nicaragua is now leading the way to a giant influx of international visitors. This growing demand means Nicaragua is a great place to invest at the start of something big. Tourist arrivals (including visiting family members) have steadily increased at a 10% annual rate since 2000. The majority of tourists came from the U.S. (about 60,000 yearly), Europe, and Central and South America.
Property in Nicaragua is not only some of the best value in the region, but offers growth potential to rival any other destination on the planet. Nicaragua is also attively trying to attract residents from overseas. Favourable local tax laws means foreigners approved for residency have tax advantages, such as the right of foreign citizens to buy and own property in Nicaragua without restriction and to open a business and pay no taxes for 10 years. In addition to this, foreigners can import all necessary supplies, including furniture, boats, and equipment, tax-free. For this reason many people are choosing to retire to Nicaragua, providing a growing market for property sales.
